City Lights 2A will be third phase of Wingate’s master redevelopment plan to revitalize its holdings of just under 750 affordable housing units located in the Old Fourth Ward neighborhood of Atlanta, GA. The Old Fourth Ward has experienced explosive new development of both high-end multi-family and commercial development along the Beltline Corridor over the past decade. This has resulted in overall gentrification and a loss a significant portion of its naturally occurring affordable housing stock in this submarket. Wingate has committed to continue to provide high quality affordable housing options in the area and has undertaken a multi-phased revitalization plan to redevelop its existing housing portfolio, primarily through new construction with some selected substantial renovations of existing buildings.
CL2A commenced construction in the fall of 2020 and is expected to begin initial occupancies in the second quarter of 2022. This will be a second phase to the adjacent Station 464 development that was completed in October 2019. CL2A will share the leasing office and some of the amenity spaces, including the resident activity room, the youth resource and enrichment center and the fitness center, with Station 464. CL2A will also have additional amenities in its building including an outdoor children’s playground, covered gathering and picnic area and computer lab. This development phase continues the Private Public Partnership (PPP) model utilizing financial resources from several housing and municipal agencies including the HUD Atlanta Regional Office, The Georgia Department of Community Affairs and Invest Atlanta.
